Plans & data freshness

The public-mission core — the market view and the city-owned inventory — is free and always will be. The pro tier pays for compilation, export and higher-cadence licensed data. It does not buy access to different facts.

It contains 20 figures, each drawn from the same cited public series shown elsewhere in this product. Nothing in it is a number the free data does not already support — the pro tier pays for the compilation and export, not for privileged figures.

Data freshness

Fresher active-listing data may come only from licensed or official channels. Every route we could take is listed below, including the one we are not taking.

Free tier: monthly cadencePro feed not live yet

Fresher active-listing data is not live yet. The licensed feed that would supply it is pending a license agreement and the LegalCounsel release review (OQ5). Until it is executed, both tiers see the monthly bulk series — the product does not claim a freshness it does not have.

None. Portal terms of service prohibit automated extraction.
Automated extraction of listing pages breaches portal terms of service and may implicate anti-circumvention and database-rights exposure. It is also inconsistent with IDX display rules, which condition use on a license. This path is not implemented and is not reachable from any default code path; it is recorded here so the trade-off is reviewable rather than hidden. It ships only if LegalCounsel clears it and the board accepts the residual risk.

Listing prices from any of these channels are asking prices and are labeled as such — they are never presented as sale medians. Each record shows its own as-of timestamp. Sources: Redfin Data Center, Realtor.com via FRED.

Payments

No card data in this applicationPaid tier pending legal review

Payment is handled entirely by an external PCI-compliant processor. No card number, token, or billing credential is collected, stored, or transmitted by this application.

Paid tier activation is gated on the LegalCounsel release review (OQ5), which must confirm that aggregator and assessor license terms permit redistribution of that data in a paid report (LC1).
